If you are considering a home in western or northern Palm Beach County, your search may eventually include some combination of Wellington, Loxahatchee, The Acreage, Arden, Westlake and Jupiter Farms.
They may look relatively close together on a map, but the experience of owning a home in each can be dramatically different.
One buyer may want two acres, room for a detached garage and no traditional homeowners association.
Another may prefer a newer home, resort-style amenities, central utilities and a smaller property to maintain.
An equestrian buyer competing in Wellington may value proximity to major venues and the area's extensive equestrian infrastructure. Another horse owner may care more about acreage, a private barn and flexibility in Loxahatchee or Jupiter Farms.
A relocating buyer may see Loxahatchee, The Acreage, Arden and Westlake grouped together in online searches and assume they are variations of essentially the same community.
They are not.
I work throughout these markets, and one of the most important things I can help a buyer understand is that the right location is not simply about the house. It is about how you want to own and use the property.

- Competitive equestrian access: Start with Wellington.

- A newer master-planned community with a farm and extensive trails: Consider Arden.
- New construction, resort-style amenities and an actively developing city: Consider Westlake.

The individual property is where the comparison becomes much more important.
First: Loxahatchee and The Acreage Are Not Exactly the Same Thing
This is one of the most common sources of confusion when searching for real estate in western Palm Beach County.
The Acreage is an unincorporated Census-designated community in Palm Beach County.
Loxahatchee is widely used as a geographic and mailing reference throughout portions of the western acreage market, including many properties with a Loxahatchee, Florida 33470 address.
Then there is Loxahatchee Groves, which is different again. Loxahatchee Groves is its own incorporated municipality.
Online real estate portals do not always make these distinctions easy to understand.
A search for "Loxahatchee homes for sale" may produce:
- Traditional acreage homes
- Homes within The Acreage
- Arden properties
- Vacant land
- Equestrian properties
- Properties in or near Loxahatchee Groves
- Other homes using a Loxahatchee mailing address
This is why buyers should evaluate the actual parcel, jurisdiction, HOA, zoning, road, utilities, acreage and property characteristics, not simply the city name displayed on a listing portal.

Wellington: Established Communities and Palm Beach County's Most Specialized Equestrian Market
Wellington is the most diverse real estate market in this comparison.
It includes conventional single-family neighborhoods, gated communities, luxury estates and some of the most specialized equestrian property in the country.
That distinction is important because Wellington real estate does not automatically mean horse property.
Much of Wellington consists of traditional residential neighborhoods with conventional lots, lakes, community amenities, parks and established commercial areas.
Then there is Wellington's Equestrian Preserve, where the market becomes substantially more specialized.

Wellington has invested heavily in maintaining its equestrian identity. The Village reports an extensive network of public and private bridle trails and has specific planning and zoning structures intended to preserve the Equestrian Preserve.
For riders, trainers and owners participating in Wellington's competition environment, that infrastructure can create a level of convenience that is difficult to duplicate elsewhere.
Where Wellington Stands Out
Wellington also offers considerably more established commercial, municipal and residential infrastructure than the traditional acreage markets in this comparison.
And there is far more housing variety.
A buyer can explore a gated community such as Olympia, a luxury community such as Versailles, an equestrian estate in Palm Beach Point, or an entirely different style of neighborhood.
The Trade-Off
If the primary objective is simply to obtain substantial acreage and property flexibility, Loxahatchee, The Acreage or Jupiter Farms may provide a more logical starting point.
Wellington's premier equestrian locations operate within a highly specialized real estate market where location relative to equestrian venues, barn infrastructure, land configuration and other horse-specific improvements can materially affect value.

Loxahatchee: Acreage, Privacy and Property Flexibility
Loxahatchee attracts buyers looking for something increasingly difficult to reproduce in much of South Florida:
land.
Traditional Loxahatchee properties can provide greater separation between homes and room for pools, barns, detached garages, workshops, recreational equipment, landscaping and substantial outdoor living.
Many traditional acreage properties are also outside conventional homeowners associations.
That can provide greater property autonomy, but it also places considerably more responsibility on the homeowner.

Much of the area's road, drainage and park infrastructure is associated with the Indian Trail Improvement District, which maintains roads, swales, canals and neighborhood park facilities within its boundaries.
That creates an ownership experience very different from Arden or Westlake.
There is no central resort-style clubhouse defining traditional The Acreage living.
Instead, the individual property becomes the focus.
Your pool, land, barn, workshop, garden, outdoor kitchen, detached garage or recreational space can become the property's primary amenities.
Why Buyers Compare The Acreage With Loxahatchee
The Acreage can be attractive to buyers who want:
- Larger residential parcels
- More distance between neighboring homes
- Custom housing rather than standardized subdivisions
- Fewer conventional HOA restrictions on many properties
- Equestrian potential where permitted
- Space for specialized property uses
But the variability is exactly why local due diligence matters.
A renovated kitchen does not tell you how the property performs after several days of South Florida rain.
A detached building should not automatically be assumed to have been properly permitted.
A large lot does not guarantee that every future use you envision is legally or physically feasible.
When purchasing acreage, the parcel itself is part of the investment.
Arden: Newer Homes With a Farm-Centered Master-Planned Lifestyle
Arden uses a Loxahatchee address, but it should not be confused with traditional Loxahatchee acreage.
Arden is a master-planned HOA community built around what is commonly described as an agrihood concept.
Its defining feature is a five-acre working community farm and event barn. The community also reports more than 20 miles of walking, hiking and biking trails connecting neighborhoods around Arden Lake.
That creates an unusual middle ground within western Palm Beach County.
You can have a newer home, HOA-managed community environment and substantial shared outdoor amenities without purchasing and maintaining a traditional one-acre property.
What Ownership in Arden Feels Like
Arden generally offers:
- Newer housing
- HOA governance
- Gated access
- Community farm
- Lakes
- Trails
- Clubhouse and fitness amenities
- Pools
- Sports and recreational facilities
- Neighborhood parks and open spaces
In exchange for that shared infrastructure, buyers give up some of the land and property autonomy available on traditional acreage.
If your goal is a detached workshop, substantial equipment storage, private barn or a large amount of individually controlled land, Arden is not intended to replicate The Acreage.
Arden Still Has New Construction in 2026
As of August 2026, new construction is still part of the Arden market, including active Lennar inventory.
That means buyers should compare builder homes and incentives against resale properties.
A resale may already include improvements such as:
- Pool
- Fence
- Mature landscaping
- Lighting upgrades
- Window treatments
- Built-ins
- Outdoor living areas
- Premium lot improvements
A new home may provide newer finishes and builder incentives but require additional post-closing investment.

Westlake: New Construction, Amenities and a Growing City
Westlake is fundamentally different from both Arden and traditional acreage.
Westlake is not a neighborhood within Loxahatchee.
It is its own incorporated city, established in 2016 and recognized as Palm Beach County's newest municipality.
The city continues to develop residential neighborhoods, commercial areas and recreational infrastructure.
For buyers, Westlake offers one of the most substantial concentrations of newer housing in western Palm Beach County.
Current and recent housing includes:

- Single-family homes
- Larger estate-style residences
- New builder inventory
- Nearly new resales
- Established resales in earlier phases
Westlake Is Still Growing
This is an important difference between Westlake and a fully built-out community.
Westlake's residential and commercial environment continues to evolve.
Minto continues to sell new construction, and in April 2026 announced plans for a new approximately six-acre Westlake Fieldhouse recreational amenity. Construction was expected to begin in fall 2026, with completion anticipated in 2027.
That continuing development can be part of Westlake's appeal, but buyers should understand what exists today versus what is planned for the future.
Westlake vs. Loxahatchee Acreage
This distinction is straightforward.
Westlake is primarily about:
- Newer construction
- Planned neighborhoods
- HOA structure
- Resort-style amenities
- Centralized infrastructure
- Conventional homesites
- Continued city development
Traditional Loxahatchee and The Acreage are primarily about:
- Land
- Individual property
- Larger parcels
- Private well and septic on many homes
- Custom construction
- Greater variability
- Fewer traditional HOA communities in many areas
Neither model is inherently better.
They serve different priorities.
Do Not Compare Builder Base Price Directly With Resale Price
This is one of the most important considerations when buying in Westlake.
A builder's advertised base price may not include every feature you ultimately want.
A competing resale may already have:
- Pool
- Fence
- Landscaping
- Lighting
- Window treatments
- Designer finishes
- Premium lot
- Outdoor kitchen
- Built-ins
- Other owner improvements

What About Westlake HOA and CDD Costs?
Community costs should always be verified for the specific property.
Minto currently states that Westlake does not pass costly CDD bond-repayment fees to homeowners in the way many Florida master-planned communities do. However, buyers should still review HOA fees, the tax bill, non-ad valorem assessments, association documents and any neighborhood-specific charges.

Jupiter Farms: Acreage Living Oriented Toward Jupiter and Northern Palm Beach County
Jupiter Farms is one of Palm Beach County's most important alternatives for buyers searching for acreage.
Like Loxahatchee and The Acreage, Jupiter Farms contains custom homes, acreage estates and equestrian properties, with private well and septic systems common throughout the area.
Its biggest differentiator is geography.
For a buyer whose work, boating, restaurants, recreation or daily activities are centered around Jupiter or Palm Beach Gardens, Jupiter Farms may be more practical than western Loxahatchee.
Jupiter Farms Has Its Own Equestrian Infrastructure
Jupiter Farms is more than simply a collection of homes on large lots.
Palm Beach County operates the Jupiter Farms Park equestrian facility, which includes sand, grass and warm-up arenas as well as horse-trailer parking.
That helps reinforce the area's long-standing equestrian character.
Jupiter Farms vs. Loxahatchee
These are two of the closest comparisons in this article.
Both can provide:
- Acreage
- Custom homes
- Equestrian opportunities
- Private well and septic
- Properties outside traditional HOAs
- Room for specialized property uses where permitted

The deciding factor may ultimately be where you need to be.
If most of your daily life is oriented toward Jupiter and Palm Beach Gardens, Jupiter Farms deserves serious consideration.

If usable residential acreage is one of your highest priorities, I would generally begin the search with:
Loxahatchee, The Acreage and Jupiter Farms.
All three markets offer significant opportunities for one-acre and multi-acre properties.
Wellington also contains substantial acreage and large equestrian estates, but its premier equestrian locations operate within a more specialized market.
Arden and Westlake are conventional master-planned environments and should not be treated as substitutes for traditional acreage.
Which Area Is Best for Horses?
There is no single answer because "equestrian buyer" can describe very different property requirements.
Wellington
For competitive riders, trainers and owners who need proximity to Wellington's established hunter-jumper, dressage and polo infrastructure, Wellington has a significant advantage.
Loxahatchee and The Acreage
These areas can make sense for buyers who want horses at home, private acreage, barns or additional property flexibility without necessarily needing to be located directly within Wellington's competition environment.
Jupiter Farms
Jupiter Farms offers a strong equestrian and acreage lifestyle while positioning owners closer to Jupiter and northern Palm Beach County.
The most important consideration is still the individual property.
Never assume horses, livestock, a barn or an arena are permitted merely because a listing contains acreage.

- Setbacks

Which Areas Commonly Have No Traditional HOA?
Traditional properties in Loxahatchee, The Acreage and Jupiter Farms frequently attract buyers because many are outside conventional homeowners associations.
But "no HOA" does not mean "no rules."
County zoning, permitting requirements, building codes, easements, setbacks and other restrictions can still apply.
Arden and Westlake are master-planned environments with association structures.
Wellington includes both HOA and non-HOA properties depending on the neighborhood.
Which Areas Have the Newest Homes?
If newer construction is your priority, Westlake and Arden immediately move toward the top of this comparison.
Westlake continues to offer builder inventory while its resale market expands as earlier phases mature.
Arden also continues to combine new construction with an increasingly established resale market.
Traditional Loxahatchee, The Acreage and Jupiter Farms also contain newer and custom-built homes, but there is considerably less standardization.
A newly constructed acreage residence can sit near a house built decades earlier.
Wellington similarly contains a wide range of home ages depending on the neighborhood.

Jupiter Farms
Shifts the search substantially north and makes more sense for many buyers whose daily lives revolve around Jupiter or Palm Beach Gardens.
Do not rely only on mileage.
Test the actual route from a property to the places you expect to visit regularly.
In Palm Beach County, ten miles in the wrong direction can matter more to your daily routine than the community name on the listing.
New Construction vs. Resale: Especially Important in Arden and Westlake
Buyers considering Arden or Westlake should compare builder inventory and resale homes simultaneously.
New construction may offer:

- Closing-cost programs

A resale may offer:
- Completed pool

Many buyers begin their search convinced that one of these areas is the obvious choice.
After touring properties, they sometimes purchase somewhere completely different.
That is normal.
Seeing the roads, lot sizes, homes, amenities and surrounding locations in person can change the decision quickly.
A Better Way to Compare the Six Areas
Instead of starting with six community names, start with these questions:
- How much land do I actually want?
- Do I want an HOA?
- Do I prefer newer construction or am I open to older/custom homes?
- Will I have horses, boats, RVs, trailers or detached structures?
- How much exterior property maintenance do I want?
- Where will I drive most frequently?
- Do I prefer private well and septic or centralized utilities?
- Do I want community amenities or would I rather create my own amenities at home?
- How important is move-in-ready condition versus long-term property potential?
- What will the total monthly ownership cost be after taxes, insurance, HOA fees and maintenance?
Those answers can eliminate several areas before you spend weekends touring homes that never truly fit your goals.
