Palm Beach County continues to expand westward, and some of the most significant housing opportunities are now found in newer master-planned and gated communities away from the older coastal neighborhoods.

For buyers searching for new construction homes in Palm Beach County, communities such as Avenir, Westlake, Arden, The Estates at Lotis Wellington, Hendrix Reserve and Amara deserve a closer look.

But these communities are far from interchangeable.

Some offer townhomes and relatively attainable entry points. Others are focused on luxury estate homes. Some are part of enormous master-planned developments with commercial districts, while others are intentionally smaller and more private.

The right choice depends on your budget, preferred location, home size, lot, amenities, monthly carrying costs and whether you prefer to purchase directly from a builder or consider a newer resale home.

Here is how six of Palm Beach County's most notable newer communities compare in 2026.

1. Avenir: Large-Scale New Construction in Palm Beach Gardens

Avenir has become one of the most important new residential developments in northern Palm Beach County.

Located along Northlake Boulevard in western Palm Beach Gardens, Avenir encompasses approximately 4,752 acres, with more than 2,400 acres dedicated to conservation and restored natural areas. The master plan includes residential neighborhoods, lakes, walking areas, recreational amenities and the expanding Avenir Town Center.

One of Avenir's biggest advantages is its variety.

Unlike a development built by a single builder, Avenir includes residential enclaves from builders such as GL Homes, Toll Brothers, Kolter Homes, DiVosta, Akel Homes, Kenco Communities and WL Homes.

That creates dramatically different choices within the same overall master plan, from active-adult residences and moderately sized luxury homes to larger estate properties.

Why buyers consider Avenir

Avenir may appeal to buyers who prioritize:

Another major part of Avenir's long-term development is its Town Center. The master plan has approvals for substantial retail and office space, creating a commercial hub directly within Avenir rather than requiring residents to leave the area for every daily need.

Buyers considering Avenir should compare the individual neighborhoods carefully because builder, HOA structure, home size, lot dimensions, amenities and price point can vary considerably.

2. Westlake: Palm Beach County's Newest City Continues to Grow

Westlake represents a different type of opportunity.

Rather than simply being a subdivision, Westlake is its own city, built around a large master-planned residential and commercial development.

Minto Communities continues to develop the community with choices ranging from townhomes to single-family residences and estate homes.

As of August 2026, Minto advertises Westlake townhomes starting in the mid-$300,000s, single-family homes from the mid-$400,000s and estate-home collections beginning in the $700,000s. Pricing and incentives are subject to change.

That variety gives Westlake one of the broadest entry ranges among Palm Beach County's major newer developments.

The Westlake lifestyle

Westlake's centerpiece amenities include Westlake Adventure Park, which features a lagoon-style pool, water slide, recreational areas, sports courts, playground facilities and other amenities. Minto has also announced a future six-acre Westlake Fieldhouse, with construction expected to begin in 2026 and completion anticipated in 2027.

Westlake also continues to add commercial services and development around Town Center.

For buyers, one of the important advantages is the ability to compare brand-new builder inventory with relatively young resale homes.

A resale home may already have a pool, fence, landscaping, window treatments or other improvements that would add significant cost to a builder purchase.

That is why the lowest advertised base price is not necessarily the least expensive home after everything is considered.

Arden in Loxahatchee offers one of Palm Beach County's more distinctive master-planned lifestyles.

The approximately 1,200-acre community is centered around Lake Arden and its Agrihood concept, combining newer homes with lakes, trails, community amenities and a working community farm.

The farm is one of the features that separates Arden from many conventional gated communities. It serves as both a working agricultural space and a gathering point for community activities.

Arden also includes a clubhouse, resort-style pools, fitness facilities, sports courts, playground areas and extensive outdoor spaces.

New construction and resale both matter in Arden

Arden has evolved through multiple phases and builders, which makes the resale market especially interesting.

Lennar continues to offer new construction in the community. As of August 2026, its published offerings include options beginning around the low-$500,000s, depending on collection and availability.

But buyers should not overlook resale homes.

An earlier Arden home may have a larger or more desirable lot, completed landscaping, a private pool or upgrades that are expensive to reproduce through new construction.

The Estates at Lotis Wellington brings an increasingly rare combination to western Palm Beach County: brand-new residential construction with shopping, dining and services designed nearby.

Located near State Road 7 in Wellington, the Lennar community is part of the larger Lotis Wellington development.

Current residential offerings include both townhomes and detached single-family homes.

As of August 2026, Lennar lists the community from approximately $599,900 to just over $1.1 million, with townhomes representing the lower end and the Promenade Collection of single-family homes occupying the higher price range.

  • Approximately 18-acre lake

What makes Lotis especially interesting is The Square at Lotis Wellington, which brings restaurants, coffee, retail, wellness businesses and other commercial uses into the surrounding development. Lennar specifically markets the residential community around walkable access to these conveniences.

For buyers who want newer construction but prefer Wellington over developments farther west or north, Lotis creates a compelling alternative.

It is also convenient to Wellington's equestrian venues while offering a housing product that is substantially newer than much of Wellington's existing inventory.

5. Hendrix Reserve: A Smaller New-Construction Alternative

Not every buyer wants to live in a development containing thousands of residences.

For buyers who prefer a more intimate new-construction community, Hendrix Reserve by DiVosta is worth comparing.

Located in western Palm Beach County near Lake Worth Road, Hendrix Reserve consists of newer one- and two-story single-family homes with lake-view opportunities.

DiVosta currently positions homes in the community generally from the $700,000s into the $1 million-plus range, depending on floor plan, homesite, options and available inventory.

Amenities that have opened include a resort-style pool, cabana, playground and barbecue areas. DiVosta has also referenced proposed pickleball courts.

The community's location also provides relatively straightforward access to Florida's Turnpike through the Lake Worth Road corridor.

For buyers comparing Wellington, western Lake Worth and newer communities farther west, Hendrix Reserve fills an interesting middle ground: newer construction and amenities without the scale of developments like Avenir or Westlake.

6. Amara by DiVosta: New Luxury Estate Homes in Western Palm Beach County

At the luxury end of the spectrum is Amara by DiVosta.

Located in western Palm Beach County in the Lake Worth area, Amara is centered around estate-style single-family homes on oversized homesites. DiVosta currently advertises pricing beginning around $1.2 million, although final pricing can rise substantially based on floor plan, lot and selected options.

This is not intended to compete directly with a Westlake townhome or a smaller Arden home.

Amara targets buyers looking for more substantial homes and homesites while still wanting the organization and amenities of a planned community.

Amenities planned for Amara include

  • Fitness center
  • Pickleball courts

For buyers who want newer luxury construction near Wellington but do not necessarily need a Wellington address, Amara deserves consideration.

The larger homesites are also particularly noteworthy because new construction on substantial lots has become increasingly difficult to find in central Palm Beach County.

The decision becomes much easier when you determine what matters most.

Consider Arden if:

You like the western Palm Beach County location, newer homes, outdoor amenities and the unique Agrihood lifestyle.

Consider Lotis Wellington if:

You want a Wellington address, brand-new construction and convenient access to nearby dining, retail and services.

Consider Hendrix Reserve if:

You prefer a smaller gated new-construction community with DiVosta homes and resort-style amenities.

Consider Amara if:

You are looking for luxury estate-style construction, larger homesites and proximity to Wellington and western Palm Beach County.


Don't Compare New Construction by Base Price Alone

One of the biggest mistakes buyers make when comparing new communities is looking only at the advertised starting price.

The true cost of a new home can include:

  • Kitchen and bathroom upgrades

  • Landscaping

Before You Visit a New Construction Sales Center

If you are considering buying from a builder, I recommend speaking with your Realtor before your first visit.

Builder registration and Realtor-cooperation policies can vary. Having your own real estate advisor involved from the beginning makes it easier to independently compare builders, incentives, lots, upgrades, resale alternatives and contract terms rather than evaluating one builder's product in isolation.

There can be five attractive model homes in front of you and still be a better home available two communities away.

That comparison is where experienced buyer representation becomes particularly valuable.
